Do I need W2 income or tax returns to qualify?

No. All approvals are equity-based. Qualification is determined by the property value, existing liens, and equity position — not W2 income or tax returns.

How fast can you close a hard money loan?

Most transactions close in 3 to 15 business days. Qualified California assets have funded in as few as 4 days depending on documentation readiness and lien position.

What lien positions do you lend in?

First, second, and third lien positions. Second and third position loans allow borrowers to access trapped equity without disrupting an existing first mortgage.

Can private capital stop a foreclosure?

Yes. If sufficient equity exists and a clear exit strategy is defined, private capital can be deployed quickly to satisfy a notice of default, stop foreclosure proceedings, or resolve urgent lien pressure.

What is a DSCR loan?

A Debt Service Coverage Ratio (DSCR) loan qualifies borrowers based on the rental income generated by the investment property rather than personal income. If the property gross rent covers the loan payment, you can qualify without W2s or tax returns.

Do you lend outside California?
